RULES:
BHE prides itself on the pleasant atmosphere we've worked hard to create
and maintain for our residents on all of our islands. With that in mind
please review the following expectations of owners.
1.
Please be kind to your neighbors. No griefing, harassment or intrusions
on the property of others. Residents are responsible for the behavior of
guests. Utilize abuse reports, your access list and/or security systems to
manage your property. Contact an estate manager in extreme cases when
other BHE owners are affected.
2.
Do your part to minimize lag.
3.
Maintain prim limits.
[Note:
To check your prim use at any time go to top of screen and select:
WORLD ----> ABOUT LAND---> OBJECTS tab.
"Primitives parcel supports is the maximum you are allowed and "Primitives
on parcel" is the number currently used. The second should always be a
smaller number to be under your limit.]

Pay your tier on time.
5.
Owners and residents must adhere to the Residential Zoning Restrictions
listed below:

RESIDENTIAL ZONING RESTRICTIONS:
1.
Houses should appear residential, not exceed 40 meters in height and
generally blend in with the neighborhood. Look around at your neighbors as
a guideline. Use good judgment. No Eyesores. No overuse of scripts or
particles. If management disagrees with your judgment you may be asked to
make changes.
2.
Stay within your property lines. To view your property lines click
"View" at the top of your screen then select "Property lines"
3.
No floating objects. Skyboxes must be 512 meters
above the ground.
4.
Terraform cannot be changed by owners or residents.
5.
Properties containing Mature content should be flagged for verified
visitors. All R rated images should be kept inside of the building.

STEPS TO OWNING BHE ESTATE LAND:
Step One:
Please read the land covenant completely. If you accept the terms then pay
the 5000L$ reservation fee to reserve the land in your name. Reservation
fees are not refundable.
Step Two:
Contact a BHE~Realtor to start your tier
subscription and pay your first month’s tier. The tier amount is listed in
the description and on the covenant copy given by the for sale sign on the
property. Tier payments are accepted in Linden™
dollar, Paypal® or Automatic payments. Owners wishing to pay in
advance may do so and those that pay 11 months in advance qualify for
their 12th month free.
[Note:
If you fail to set up your tier subscription the sale is
not final and the land can be reclaimed.]
Step Three:
Once a BHE~Realtor has confirmed that tier has been received, your for
sale sign will be removed. You will be added to the Bart Heart Estates
Group and have permission to build.
[Note:
You are not free
to build or have any items on the property until this final step. Items
left on the estate prior to payment confirmation can be returned to your
inventory or deleted.]
Step Four:
Linden™ dollar
tier payments should be made to Amber Valentine.
Paypal tier payments should be sent to
monthlytier@bartheart.com. All
payments should be selected as service payments and have your Second Life® name,
estate number and sim name included.
Automatic monthly payments can be made through
Paypal® using your Paypal®,
credit cards or banking accounts. Open up Bart Heart's profile and click
on the link in the web tab to sign up.

Setting up a subscription will deduct your tier on your due date until you
cancel the subscription. At no time will BHE see your credit card or
banking account information if you select this option.
Tier is not refundable or transferable. BHE does not do automatic
deductions unless you sign up for a tier subscription. Linden™ dollar payments are
never automatically deducted. You are responsible for tier payments each
month. Payments are due on time. We understand that personal circumstances
can arise that may delay a payment. Please do not hesitate to talk with
Amber Valentine if that is the case. We will work with you. However,
continuous lateness or non-payment will result in repossession of the
land.
